Privacy Policy

This policy explains what personal information Urban Arc Properties collects through urbanarcproperties.com, how we use it, and the choices you have. We do not sell personal information and we do not use it for targeted advertising.

Who we are

What we collect

Information you give us

• Real estate inquiry form: your name, email address, and — if you choose to share them — phone number, the type of inquiry, whether you are a buyer, agent or owner, preferred location and zip code, property type, price range, size, bedrooms, bathrooms and any message, plus the page you sent it from.
• Contact and homeowner-support forms: your name, email address and message.
• Email and phone: whatever you include when you contact us directly.

Information collected automatically

• Technical data: like any website, our hosting and security provider receives your IP address, browser type and the pages you request, to deliver the site and protect it from abuse.
• Anti-spam check: when you submit a form, an anti-spam service checks browser signals and your IP address to confirm you’re not a bot.
• Analytics (only with your consent): our analytics service runs only after you click Accept in the cookie banner, and collects pages visited, approximate location, device and browser information and time on site.

How we use it

• To answer your questions, arrange tours and tell you about homes that match what you asked for.
• To provide homeowner and warranty support.
• To discuss land and development partnerships you contact us about.
• To keep the site secure and free of spam, and — if you consent to analytics — to understand how the site is used and improve it.

We don’t sell your personal information, share it for cross-context behavioral advertising, or use it to make automated decisions about you.

Who we share it with

We share personal information only with service providers that help us run the site, and only for that purpose:

• Hosting and security provider — serves the site and receives standard request data.
• Anti-spam provider — verifies form submissions.
• Email delivery provider — delivers form submissions to our team’s inbox.
• Analytics provider — only if you accept analytics cookies. Ads features and ad personalization are turned off.
• Embedded content providers — maps, videos and 3D home tours on our pages come from third-party services. They load when you scroll to them and receive your IP address and browser information; some may set their own cookies under their own privacy policies.

We may also disclose information if required by law, to protect our rights, or as part of a sale or reorganization of our business. Home listings on project pages come from the HAR MLS via CitiQuest Properties; we don’t send your information to either of them unless you ask us to put you in touch.

Cookies & similar technologies

We don’t use advertising cookies. We store your cookie choice in your browser (for 12 months) so we don’t ask again on every page. Analytics cookies are set only after you click Accept, and you can change your mind at any time with “Cookie settings” in the footer. If your browser sends a Global Privacy Control signal, we treat it as an opt-out and analytics stays off.

You can also block or delete cookies in your browser settings. Embedded maps, videos and tours are governed by their providers’ cookie policies.

Your rights

Depending on where you live, you may have the right to:

• know what personal information we hold about you and get a copy of it;
• correct inaccurate information;
• delete your information;
• opt out of the sale of personal information, targeted advertising and profiling (we don’t do any of these).

Texas residents have these rights under the Texas Data Privacy and Security Act. California residents have rights under the CCPA/CPRA, including the right not to be discriminated against for exercising them. Visitors in the EU or UK may also object to or restrict processing and request portability.

To make a request, email info@urbanarcproperties.com with the subject “Privacy request”. We’ll verify your request and respond within 45 days. If we decline your request, you can appeal by replying to our decision, and we’ll respond to the appeal within 60 days. If you’re not satisfied, Texas residents may contact the Texas Attorney General.

Retention

The website doesn’t store form submissions in a database — they are emailed to our team. We keep inquiry emails for as long as needed to help you and for our normal business records, and delete them when they’re no longer needed or when you ask us to.

If you accept analytics cookies, the analytics data linked to your browser’s cookie is kept for 14 months and then deleted automatically. Reports built from aggregated data, which don’t identify you, may be kept longer.

Security

The site is served only over HTTPS, forms are protected against spam and abuse, and access to inquiries is limited to our team. No method of transmission or storage is completely secure, but we take reasonable steps to protect your information.

Children

This site is for adults looking for homes or land. We don’t knowingly collect information from children under 13. If you think a child has sent us information, contact us and we’ll delete it.

Changes

We may update this policy from time to time. The date at the top shows when it last changed; significant changes will be highlighted on this page.
